Age-qualified California community seeks WELL certification

Construction has commenced on The Collective, one of the country’s first age-qualified community in Manteca, California. It will have 478 detached homes and a 929-m² (10,000-sf) clubhouse registered to achieve WELL Certification[2].

The WELL Building Standard by the International WELL Building Institute (IWBI) rates gated communities on their ability to advance human well-being.

“We recognized an incredible opportunity to create a new, disruptive community that would break the mold for the age-qualified housing market,” said Mike Maples, principal of Trumark, the project developer. “Focusing on what we call the ‘unAQ’ and engaging our audience, The Collective will represent an innovative place where residents can live ageless, diverse, healthy lives.”

Situated on a 49 ha (120 acre), The Collective will include six neighborhoods. Phase one, consisting of three neighborhoods, will be built by Trumark Homes, Taylor Morrison, and Anthem United. The detached one- and two-story homes will range in size from 140 m² (1502 sf) to 267 m² (2870 sf).

The clubhouse will feature a pool, coffee and wine bar, demonstration kitchen, fitness center, and game room.
