
CetraRuddy, an integrated architecture and interior design firm, has completed the interiors for Avira, a new 326-unit apartment community located within a 28-story, mixed-use complex at Philadelphia’s Schuylkill Yards development.
Developed by Brandywine Realty Trust and the Gotham Organization, Avira occupies the top 18 floors of 3025 JFK Blvd., the first new building within the 5.6-ha (14-acre) transit-oriented Schuylkill Yards neighborhood developed in partnership with Drexel University.
Known for its design approach emphasizing wellbeing and flexibility, Avira features flexible unit layouts and collaborative shared spaces, with the aim of reflecting an evolving live-work lifestyle.

The building’s amenity floor, spanning 1,347 m2 (14,500 sf), offers indoor and outdoor spaces for entertainment, work, fitness, and social activities for residents and tenants working on the commercial floors. The amenities include an outdoor pool, a club lounge, a coworking space, meeting rooms, a shared kitchen, and a fitness center.
CetraRuddy’s emphasis on resident wellbeing extends to Avira’s residences, where premium materials such as wood and ceramic finishes are chosen to enhance health and wellness. Several apartments also offer private outdoor spaces.
Avira, CetraRuddy’s first project in Philadelphia, Pa., is part of the firm’s expansion with new multifamily and mixed-use commissions in several new markets—from south Florida to east Asia.
