Chicago skyscraper is famed architect’s last project

1000M, with its height of 240 m (788 ft), is a visible addition to Chicago’s skyline on the south end of the Historic Michigan Boulevard District. It is the German-American architect Helmut Jahn’s last project before his accidental passing in 2021.

The tower’s design prioritizes its relationship with neighboring buildings, utilizing air rights from the acquisition by the developer of the adjacent 1006 South Michigan for an efficient floor plan. It features setbacks and curved east and west sides to soften its appearance.

The building transitions from a rectangular shape at lower levels to a parallelogram on the 72nd floor, spanning 1,233 m2 (13,275 sf), with triangular planes at the ends. The facade design complements the building’s massing and optimizes natural elements for energy efficiency and comfort.

The building is well-organized, with ground floor residential lobbies accessible from the street and a porte-cochere on the west side. Parking is provided across seven levels, shielded from Michigan Avenue by residential units. A shared amenity level tops the garage, with 738 residential units spanning up to the 72nd floor, offering various layouts.

After laying the tower’s mat slab foundation in January 2022, contractor McHugh Construction continued to pour one concrete floor slab every three days. To accommodate the skyscraper’s height, it drilled and anchored caissons into bedrock, reaching a depth of approximately 26.5 m (87 ft) below ground. In the current construction stage, the glass facade is being installed, with the building’s opening targeted in 2024.

The concrete framework consists of 41,891 m3 (1.4 million cft) of concrete, along with 4.8 million kg (10.6 million lbs) of rebar and 368,662 kg (812,761 lbs) of post-tensioning materials.

Overall, this building’s distinctive architecture, urban sensitivity, and attention to detail will significantly enhance Chicago’s South Loop.
