Ground breaks on Central Texas’s Class A industrial development project

Adolfson & Peterson Construction (AP) recently broke ground on a 14.9-ha (37-acre) industrial facility located less than a kilometer (mile) from Interstate 35 in Round Rock, Texas.

The Class A industrial development project by the nationwide logistics developer, IDI Logistics, will consist of five speculative buildings totaling 43,272 m2 (465,786 sf) that will be constructed in two phases.

AP will construct the buildings and perform tenant finishes. Phase 1 is slated for completion in fall 2023. AP’s sitework includes site paving, retaining walls, and landscaping.

The facilities at Sunrise Commerce Center are being constructed as tilt-wall, shell buildings with specially engineered, differentiated slab systems. This technology gives warehouses, distribution centers, manufacturing facilities, and data centers greater floor space flexibility while lowering maintenance costs.

The first phase features three buildings with various common elements, including rear load capabilities, light-emitting diode (LED) lighting, Early Suppression Fast Response (ESFR) sprinklers, and a build-to-suit office space. The 16,274-m2 (175,170-sf) Building A features 10-m (36-ft) clear heights while the 5,507-m2 (59,274-sf) Building B, and 7,083-m2 (76,245-sf) Building C both have 9.8-m (32-ft) clear heights.

Other project partners include 5G Studio Collaborative as architect, and Pacheco Koch as the civil engineer.
